Project general facts

Karmell is a California-inspired community by SODIC, modelled on the small coastal town of Carmel-by-the-Sea and designed as a walkable small town with shops on every corner and nature woven into everyday life. It brings together apartments, two-storey houses and villas whose architecture uses the raw materials of Californian design with a modern edge, smart home solutions and open, functional spaces.

Two linear parks anchor the community, while Oak Grove runs down its centre as a shaded green spine with benches and planting, and The Walk offers a long pedestrian and cycling route alongside the scenic road known as The Drive. The Clubhouse by Club S, reserved for homeowners, offers CrossFit and yoga programmes, a gym, sports fields, tennis courts and cycling paths, and Karmell Grove park adds a children's playground, food trucks, outdoor fitness areas and spots for growing plants. Downtown Karmell, street shops, pharmacies, supermarkets, nurseries and clinics cover daily needs, and the Town Center offers office space and venues for seminars, bazaars and workshops.

Apartments come fully finished, and houses feature private entrances and floating wooden staircases. Villas offer double kitchens, master suites with walk-in closets, nanny rooms and roof terraces with their own living room, with study or hobby rooms in selected layouts. The community is managed by EDARA.

Location description and benefits

New Zayed lies in West Cairo, close to SODIC West and Sheikh Zayed, with direct access to the Dabaa–Rod El Farag Axis and the Cairo–Alex Road nearby.

Sphinx International Airport is close by, and Juhayna Square, Arkan Plaza, Mall of Arabia, Smart Village and Downtown Cairo are all within reach by road.

West Cairo is linked by the Cairo–Alex Road and the Dabaa Corridor to retail and leisure destinations such as Mall of Arabia and Arkan Plaza, making the area convenient for getting around.
